It’s not every day that you sell a property, so you need to be prepared. There are a lot of things you will need to do in order to prepare your home for a sale. We have included a selling checklist to make the process a smooth one.
Choose a local real estate agent.

Improvements
A few hundred dollars spend sprucing up your property will vastly increase its sale-ability and more than likely result in a higher price.
If your property is currently leased, check the expiry date and termination requirements and advise your Sales Representative.
Are there any notices or proposals affecting your property? These need to be disclosed to prospective purchasers. Are these any items which you know do not comply (i.e. patio, sheds or building works)?
Make a note of any items not being included in the sale.
This will mean everything that is included in the purchase price and which will remain at the property after settlement. Normally this would include light fittings, fixed floor coverings, curtains and blinds, fitted air conditioners, installed heating units, sheds and even a dishwasher. These can be excluded from the sale if you prefer, but you need to specify those items in the contract of sale.
You also need to disclose any items not in working order
