All tenants are required to provide 21 days notice prior to vacating the property, however the Residential Tenancy Act states that the tenants can give in their keys back to the owner/agent on the last day of their tenancy. If on a periodic tenancy, the tenant can also hand in their keys without notice, however we do state in the tenancy agreement, that we do expect the tenants to provide 21 days notice prior to vacating.
If the tenant wishes to vacate the property during a fixed term tenancy, the Residential Tenancies Act refer to this as a break lease. Tenants are required to give notice in writing providing the date of when they are to vacate the property and their forwarding address.
