Sales Results – January 2016
The Top Selling suburbs by number sold is not necessarily the best way of assessing a suburbs sales performance and whether your sales person is working hard for you.
After releasing data for the 6 weeks through December and early January, I have been contacted to add a couple of extra suburbs to the data. I am pleased to advise that Thornlie and Huntingdale will be added to the data recordings from now on.
During the period from January 1st, 2016 to January 31, 2016 it should be noted the details below.
In the 9 suburbs identified above, there are over 1013 active listings with an average sale percentage of 13.4% for the month of January 2016.
Data taken from RP Data for period between 1/1/16 to 31/1/16. Active listings include land sales, together with residential properties. Settled properties are those that settled a sale during the specified date period.
When looking at the sales percentages, you need to be asking whether your home sits in the top sales percentage of available properties for value and presentation within your area.
Whether it’s adjusting your price to attract a buyer or a revised marketing campaign, a Sales person should be doing everything they can do in order to achieve a sales result for you. If you are selling your home, make sure it is the best it can be in preparation for sale, and make sure you work with a Sales Person who has the drive to get you the result you need.

After being called in for an appraisal and confidential discussion about their property sale, one client has told me that they are having regrets on their first choice of agent.
When arriving at the home, the giant for sale sign erected in the garden was surrounded by long grass (where the lawnmower couldn’t reach). I knew it had been on the market for some time.
For me, I don’t like to over inflate the price of a property at an appraisal in order to get the listing. I prefer to provide the most likely selling price of a property. None the less, this home has been on the market for over 4 months and had not got a sale result.
After discussing with the client what the issue was, they advised that they had not heard from their sales person, they didn’t return calls and just weren’t getting the service that they had expected. After advising the likely sale price, they feel that the sales person over inflated the property listing price to win them over. They wanted me to take over the listing but the issue is, the sellers have signed a 7 month exclusive listing authority.
So, the agent they have chosen, who has lost interest in selling their home after over inflating and over promising on a sale price, is locked in to sell their home for another 12 weeks!!
Don’t take extended listings with one agent. You should sign for 3 or 4 months.
If you are happy with their service but the house has not sold due to market conditions, you are able to sign an extension. However, if you are not happy and you have signed on for 6-9 months you are stuck with that person until they sell it, or the timeframe is up.
As always, I am happy to have a confidential discussion with any seller who is dissatisfied with their current agent and see how I can help.

The Top Selling suburbs by number sold is not necessarily the best way of assessing a suburbs sales performance and whether your sales person is working hard for you.
I was recently asked by a client “why has my house not sold when we (Baldivis) are always in the top 5 selling suburbs by number sold.”
When I sat down and went through the real data the top selling suburbs by number are not necessarily the best performers when it comes to percentage sold.
During the period from December 1st, 2015 to January 19, 2016 it should be noted the details below.
Data taken from RP Data for period between 1/12/15 to 19/1/15.
Active listings include land sales, together with residential properties.
Settled properties are those that settled a sale during the specified date period.
When looking at the sales percentages, you need to be asking whether your home sits in the top sales percentage of available properties for value and presentation within your area.
Whether it’s adjusting your price to attract a buyer or a revised marketing campaign, a Sales person should be pushing, and doing everything they can do in order to achieve a sale. In the 7 suburbs identified above, there are over 1100 active listings with an average sale percentage of 6.6%
If you are selling your home, make sure it is the best it can be in preparation for sale, and make sure you work with a Sales Person who has the drive to get you the result you need.
