Property Condition Report
Prior to the tenant moving into the property and a pre-tenant clean has been completed, a comprehensive Property Condition Report (PCR) will be conducted. This details the condition of the property and any little defects it might have, if any.
You will also be advised of any liabilities the property may have that you would need to rectify prior to the tenant moving in.
There will be an extensive amount of photos taken to reflect this report. The tenant will receive the PCR at the sign up of the tenancy agreement and will be required to go through the property and comment on anything they do not agree on or other items that were not listed on the report. The tenant has 7 days after moving in to complete and sign this report and return it back to Encore Property Group.
At this point, you will receive a copy of the report for your records.
Once a Property Condition Report and photos have been completed, we will organise a sign-up time with the tenant to execute the Tenancy Agreement.
The agreement will contain all the standard legal conditions as per the Residential Tenancies Act and any special conditions that you have asked us to include. Once all parties have signed and witnessed, Encore Property Group will forward you a copy of the contract.
The tenant will be required to pay two weeks for a rent upfront, the full bond and any pet bond if applicable.
